The pre-delivery inspection of a condo's common areas is a crucial step before the official delivery of the building to the co-owners, in accordance with the requirements of the GCR (garantie construction résidentielle).
Here's what it involves:
The inspector and the condominium owners' representative examine the common areas (lobby, stairs, corridors, elevators, parking lots, etc.) to make sure they comply with the plans and specifications described in the construction contract.
The purpose of the inspection is to identify any apparent defects or non-conformities, such as cracks, waterproofing problems, poor workmanship or finishes.
Collective equipment (heating, ventilation, alarm system, etc.) is tested to ensure it’s working properly.
Ensure that all safety standards (emergency exits, disabled access, etc.) are respected.
At the end of the inspection, a report is drawn up listing all the anomalies found. This document is essential to enable the contractor to correct any defects before final acceptance.
Depending on the results of the inspection, co-owners may accept the common areas as is, or express reservations pending correction of defects.
This inspection is usually carried out by a construction expert (technologist or engineer) together with a representative of the co-owners and the contractor. It is an important protection for future condo occupants.
